Water stains on the ceiling or damp around the chimney breast usually mean one thing — failed flashing where the chimney meets the roof. FreshDuct finds the leak and seals it properly.
Seeing water stains near the chimney? Don’t wait for the next big rain.
Flashing is the metal seal where your chimney passes through the roof. When it lifts, rusts or the sealant perishes, rain runs straight into the roof cavity — showing up as ceiling stains, damp on the chimney breast, or a musty smell long before you see a drip. FreshDuct traces the leak and repairs or replaces the flashing to stop it.
Not every chimney leak is flashing, though. Water also enters through a cracked crown, a missing cap, or porous, unsealed brickwork — so we check all the likely paths rather than assuming.
Because the damage is often hidden in the roof cavity, the photo report we provide is genuinely useful — you can see the failure point and the finished repair.
Noticing any of these? It is worth booking an inspection.

Leaks are deceptive — water can travel before it appears inside. We inspect the flashing, crown, cap and surrounding brickwork to find where water is actually getting in, rather than just sealing the nearest gap.
Then we repair or replace the flashing and seal the chimney properly, and confirm it’s watertight — with photos of the cause and the fix.
A proper leak repair, not a smear of silicone:
If the leak is coming from the crown or porous masonry rather than the flashing, we’ll fix that instead — the goal is a dry chimney, not a patched symptom.
Failed flashing lets water run into the roof — a proper seal stops it.
A safe, documented, end-to-end service — every job.
Visual, camera or drone inspection of the chimney and flue.
We pinpoint the real cause and explain it clearly.
Only what is needed, done properly and safely.

A chimney leak rarely stays a chimney problem. The water that enters rots roof timbers, stains and sags plaster, feeds mould, and soaks into masonry where it freezes and cracks the structure over winter. Catching it early keeps a small repair small.
It’s also one of the more deceptive faults — the stain on your ceiling can be metres from where the water actually enters. That’s why we diagnose properly before repairing.
Storm-related flashing damage may be covered by home insurance; our insurance claims guide explains how documented photos support a claim.
The cheapest quote rarely includes inspection, containment, photo proof or proper work.
| Standard | Rushed / cheap | FreshDuct |
|---|---|---|
| Inspection | Skipped or rushed | Visual, camera or drone |
| Mess control | Soot left in the room | Drop sheets + contained vacuum |
| Root cause | Symptom only | Diagnosed & explained |
| Workmanship | Patch-ups | Done properly, to standard |
| Proof | None | Before & after photo report |
Flashing is a layered system, not a single piece: step flashing tucked into the brick joints, apron flashing at the front, and counter-flashing over the top, all working together to shed water away from the join. A failure in any one layer lets water past.
The tricky part is that water rarely appears where it enters. It runs along rafters and battens before it drips, so a ceiling stain a metre from the chimney can still be a chimney leak. Sealing the nearest visible gap often misses the real entry point entirely.
That’s why we trace the leak properly — checking the flashing, the crown, the cap and the surrounding brickwork — rather than reaching for the silicone. A leak fixed at the source stays fixed; a leak patched at the symptom comes back.
Once we’ve found and repaired the failure, we confirm the join is watertight and document it with photos. If the damage was storm-related, those photos also support a home-insurance claim.

Usually the flashing where the chimney meets the roof has failed, or water is entering through the crown, cap or porous brickwork. We find the exact point and seal it.
It’s the metal seal between the chimney and the roof. When it lifts, rusts or the sealant perishes, rain runs into the roof cavity. See our flashing guide.
Yes — by repairing or replacing the failed flashing and sealing the real entry point, rather than just patching where the stain appears.
Often, yes. Water can travel along timbers before it appears, which is why we trace the true entry point rather than assume.
Storm or sudden damage may be. The photo report we provide helps support a claim — see our guide.
It depends on the extent and roof access, and is quoted after inspection. Call 04 3191 8137 or request a quote.
