Air duct cleaning in Brighton

Bigger homes, bigger systems

Brighton, in the City of Bayside, is a suburb of substantial homes: grand Victorian and Edwardian houses, interwar mansions and a lot of contemporary rebuilds on the same blocks, all a short walk from the beach.

Homes this size tend to have big ducted systems: multiple zones, long runs, lots of outlets and sometimes separate systems for each level. More outlets and longer runs mean more places for dust to settle, and more to clean properly.

Sea air and fine sand drift in from the bay, and the constant rebuilding along Brighton’s streets puts building dust in the air for months at a time. Even a near-new home can have dusty ducts if the house next door has just been knocked down.

Local homes

How Brighton homes are usually ducted

Period homes

Floor outlets under the original rooms, with ceiling ducting in later additions. We clean both and check where they join.

Contemporary rebuilds

Large multi-zone ducted reverse cycle with ceiling or linear outlets, often over two or three levels.

Homes with more than one system

Separate systems for different levels or wings. We clean and photograph each one and quote them separately.

What we find

Three things we see a lot in Brighton

1

Knock-down rebuilds next door

Demolition and building on neighbouring blocks puts fine dust in the air for months. Clean once the dusty stages are done.

2

Many zones, many outlets

Large systems have long runs and lots of outlets. We clean every one and check each zone is delivering air.

3

Sea air and sand

Being close to the bay adds moist air and fine sand to the dust the return air draws in.

Quick self-check

Signs a Brighton home is due for a duct clean

  • Rust spots on metal grilles Salty air can pit and stain metal outlets near the coast. Worth checking while the ducts are cleaned.
  • Fine sand at the floor outlets Sand tracked in from the beach collects in floor grilles and the ducts below.
  • One zone that never feels right Uneven temperatures between zones can point to a blocked or leaking run.
  • Dust on dark joinery soon after cleaning Fine dust that returns quickly is often coming from the ducts.

Repairs

Duct repair & replacement in Brighton

Big systems have long runs and many joins, and renovations often add new ducting to old. Leaking joins and crushed runs show up as one zone or room that never quite feels right.

We photograph any problem we find while cleaning, explain it and quote the repair before we touch it. If a join only needs resealing, that’s all we’ll recommend.

Duct repair & replacement across Melbourne

Duct cleaning vs duct replacement: which do you need?

What we check and fix

  • Crushed, torn or disconnected ducts found and photographed
  • Repairs quoted before any work
  • Whole runs replaced only when they’re past saving
  • Outlet boots, grilles and return-air fittings refitted or replaced
Heating

Ducted heating cleaning before a Brighton winter

Large period homes and open-plan rebuilds take a lot of heating, whether it’s ducted gas or reverse cycle. Whatever has settled in the ducts gets blown through every zone.

A clean before winter clears the outlets, runs and filters so the system works efficiently. If you have more than one system, we clean them all at the same visit.

Frequently Asked Questions

Cannot find your answer? We pick up 7 days a week — straight answers, no pressure. 04 3191 8137
Our outlets near the beach have rust spots. Is that a problem?

It’s common near the coast. We clean around them and point out any grilles that are worth replacing. The ducts behind them are cleaned the same way.

Do you clean second homes or homes we’re renting out?

Yes. Arrange access with us or your property manager and we’ll send before & after photos so you know the job was done.

Do you clean linear and slot outlets?

Yes. We clean linear and slot outlets as well as standard round and square ones.

Can you photograph each zone for our records?

Yes. We photograph every zone and outlet before and after, so you have a full record of the system.

Do you clean evaporative and refrigerated cooling ducts too?

Yes. We clean ducted gas heating, evaporative cooling and refrigerated or reverse-cycle systems — the outlets, ductwork and return air — and quote each system upfront.

How often should ducts be cleaned?

Every 1–3 years for most homes — sooner with pets, allergy sufferers, recent renovations or building work nearby.

When do I pay?

After the job is done and you’ve seen the before & after photos. Cash, card or bank transfer.

What if I’m not happy?

Tell us. If something isn’t right, we come back and re-clean — that’s our 100% satisfaction commitment.

Are your technicians insured and police-checked?

Yes. Police-checked technicians, NDIS Worker Screening checks, and full public liability and business insurance.
