The single biggest enemy of a chimney is water. Once it gets past the cap, crown or flashing, it soaks into the masonry, rusts metal parts, and freezes and expands — widening cracks every cold snap. A repair that costs little now can prevent a rebuild later.

Chimneys tend to fail in recognisable ways, and knowing them helps you act early. Water entry is the big one — through a missing cap, a cracked crown, failed flashing or porous, unsealed brickwork — and almost every other chimney problem traces back to it eventually.
Masonry faults follow: eroded mortar joints that need repointing, and cracked or spalling bricks that need replacing. On an exposed rooftop chimney these weather faster than the rest of the house, so they often need attention first.
Inside, the flue can crack, corrode or simply be unlined in older homes — a genuine safety issue — while a seized or broken damper, or a coated smoke chamber, shows up as smoke and draught problems.
The thread running through all of these is that small faults compound. A hairline crack admits water; water erodes mortar and freezes bricks apart; and a cheap early repair becomes an expensive structural one. Diagnosing properly and fixing at the source is what keeps costs down.
