The single most important thing about chimney waterproofing is using the right product. A breathable water-repellent penetrates the surface and makes it shed rain, but still lets moisture vapour escape from inside the masonry. That balance is what protects the brick without causing new problems.
The wrong approach — a film-forming sealer or, worse, paint — traps moisture inside the masonry. On the next cold snap that trapped water freezes, expands, and blows the brick faces off (spalling) faster than no treatment at all. It’s a classic case of a well-meaning job doing harm.
Preparation and timing matter too. Sealing should go onto sound, dry masonry, after any open joints are repointed and any active leak is fixed — otherwise you’re just locking moisture in. We check all of that before we treat anything.
