Air duct cleaning in Moorabbin

Old blocks, new builds, shared dust

Moorabbin, in the City of Kingston, was built out after the war with brick veneer and weatherboard family homes on generous blocks. Many of those blocks have since been split, and two or three modern townhouses now sit where one house stood.

That turnover is good news for the area and hard on ducted systems. Original homes often still run an older ducted heater with floor or ceiling outlets, while the neighbours’ demolition and building work sends fine dust over the fence for months at a time. Newer townhouses start clean, but a few winters of heating, cooling and building next door soon change that.

Owners who are staying put often renovate instead of rebuilding, and a renovation is the moment ducts get forgotten. Outlets get left open while walls are sanded and ceilings are patched, and the plaster dust waits in the runs until the heating comes on. A clean once the trades have left closes that loop.

How Moorabbin homes are usually ducted

Original post-war houses

Ducted gas heating with outlets in the floor or ceiling and long-serving ductwork. We clean each run and check for crushed or tired sections.

Townhouses on split blocks

Ceiling outlets with ducts in the roof space, often ducted reverse cycle. Two storeys means two sets of runs to clean.

Renovated homes

Extensions often add new ducting to old. We check the joins between the two, where leaks and dust traps show up.

What we find

Three things we see a lot in Moorabbin

1

Demolition and building next door

When a neighbouring house comes down and townhouses go up, fine dust gets everywhere. Once the dusty work is finished is a good time to clean.

2

Old and new ducting joined together

Renovations and extensions often splice new ducting onto old. The joins are where we find leaks, loose tape and dust build-up.

3

Airport and arterial road dust

Busy roads like Nepean Highway and South Road, and the light-industrial pockets nearby, add to the dust the return air pulls in.

Quick self-check

Signs a Moorabbin home is due for a duct clean

  • Dust after a neighbour’s build If the house next door has been knocked down and rebuilt, some of that dust has found its way into your ducts.
  • Grey streaks around ceiling outlets Dark marks on the ceiling around an outlet are dust being pushed out of the duct behind it.
  • Uneven temperatures after an extension A cold new room, or an old one that got colder, often points to a leaking or poorly joined duct.
  • A stale smell when the system first runs Dust and debris sitting in the ducts holds odours that come out when the air starts moving.

Repairs

Duct repair & replacement in Moorabbin

Renovations and extensions are the biggest cause of duct problems we see in Moorabbin. New runs get taped onto old ones, outlets get moved, and sections get squashed by trades working in the roof.

We photograph any join or run that’s leaking, crushed or disconnected, explain the options, and quote before any work. If a run only needs reconnecting, we won’t quote you for new ducting.

Duct repair & replacement across Melbourne

Duct cleaning vs duct replacement: which do you need?

What we check and fix

  • Crushed, torn or disconnected ducts found and photographed
  • Repairs quoted before any work
  • Whole runs replaced only when they’re past saving
  • Outlet boots, grilles and return-air fittings refitted or replaced
Heating

Ducted heating cleaning before a Moorabbin winter

Most of Moorabbin’s older homes heat with ducted gas, and newer townhouses often run ducted reverse cycle for both seasons. Either way, the ducts carry whatever has settled in them into every room.

A clean before winter clears the outlets, runs and filter so the system isn’t working against built-up dust. We can book a heater service at the same visit.

What you get

A whole-system clean — not just the vent covers

  • Free inspection of your system before we start
  • Every outlet and grille cleaned
  • The full duct run cleaned
  • Return-air duct, grille & filter cleaned
  • Dust captured by negative-pressure vacuum collection
  • Optional sanitise & deodorise
  • Damaged or disconnected ducts photographed and explained
  • Before & after photos of the work

Answers

Frequently Asked Questions

Cannot find your answer? We pick up 7 days a week — straight answers, no pressure. 04 3191 8137
The house next door is being rebuilt. When should we clean?

After the demolition and the heavy, dusty stages are done. Cleaning too early means the ducts fill up again while the work continues.

We’ve just bought a new townhouse. Do the ducts need cleaning?

Not always straight away, but builders’ dust and plaster often end up in new ducts. We can inspect and tell you honestly whether it’s needed.

Do you clean ducted reverse cycle systems?

Yes. We clean the ducts, outlets and return air on ducted reverse cycle, ducted gas and evaporative systems.

Can you check the ducting in our extension?

Yes. While we clean we check the joins between old and new runs and photograph anything that’s leaking or loose, then quote the repair separately.

Can dirty ducts cause a musty smell?

Yes. Dust and debris in the ducts and on the return-air filter hold odours, and damp ducts can grow mould. A whole-system clean removes the build-up; if there’s a moisture problem behind it, we’ll show you.

How often should ducts be cleaned?

Every 1–3 years for most homes — sooner with pets, allergy sufferers, recent renovations or building work nearby.

When do I pay?

After the job is done and you’ve seen the before & after photos. Cash, card or bank transfer.

What if I’m not happy?

Tell us. If something isn’t right, we come back and re-clean — that’s our 100% satisfaction commitment.

Are your technicians insured and police-checked?

Yes. Police-checked technicians, NDIS Worker Screening checks, and full public liability and business insurance.
