It is the same conversation every year around now. Somebody scrubs the mould off the bedroom wall in June. It is back in July. They do it again, more thoroughly, with something stronger. By late August it is back a third time, in almost exactly the same outline, and by now they are wondering whether they need to repaint the room or replace the plaster.
Quick answer: Mould returns to the same spot because cleaning removes the growth but not the moisture that grew it. The patch is a symptom, and its position, shape and whether it spots or stains all point at the source — condensation, still air, an exhaust that vents nowhere, water getting in from outside, or damp below the floor.
Almost always, neither. A patch that keeps returning to the same place is not a cleaning failure. It is information, and it is fairly specific information at that.
What a returning patch is telling you
Mould needs three things: spores, something to feed on, and moisture. Spores are in every building and every outdoor breath of air — they cannot be removed and it is not useful to try. The food is the building itself, plaster, paint, timber, dust, fabric. Neither of those is variable.
Moisture is the only one of the three that changes. So when growth appears in one particular spot and not on the identical wall a metre away, that spot is wetter than its surroundings. And when it returns to the same outline after being cleaned, it means whatever was making it wetter is still doing so.
That is why the shape and the position are worth more attention than the patch itself. A patch running in a straight vertical line usually marks a stud or a beam — a colder line in the wall where condensation forms first. A patch spreading downward from the ceiling is water arriving from above. One that starts at the skirting and works up is coming from below. Speckling across a whole cold wall is condensation. A defined stain with a tide line is liquid water.
Why Melbourne winters produce so much of it
Several ordinary things line up here between May and September, and they compound.
The house gets shut. Windows that were open all summer stay closed for four months, so the air changes far less often and whatever moisture is generated indoors stays indoors. At the same time we generate more of it: longer hot showers, more cooking, clothes drying on racks in the lounge room because the line has been wet for a week, and in some homes an unflued portable gas heater, which releases water vapour into the room as a direct product of burning gas.
Then the surfaces get cold. An uninsulated or poorly insulated external wall in an older Melbourne house sits close to outdoor temperature, and the coldest planes are the external corners, the top of the wall, the reveals around windows and anything behind a wardrobe. Warm moist room air meets those cold surfaces and gives up its water exactly there.
None of this requires a leak, a flood or a building defect. A perfectly sound house that is warm, damp and closed for the winter can grow mould in a wardrobe on nothing but ordinary daily living.
Where the moisture is actually coming from
In practice the source is nearly always one of a short list, and each leaves a different signature.
Condensation on a cold surface is the most common by a wide margin, and it produces fine speckling on the coldest plane in the room. Still air turns that from a mild problem into an active one — wardrobes, the wall behind a bedhead, the back of an under-stair cupboard, anywhere air simply never moves.
Moisture generated indoors and never removed is the multiplier: indoor drying racks, long showers with the door left open, unflued gas heating. An exhaust fan that terminates in the roof space rather than outside belongs in the same category, because it relocates the bathroom moisture instead of removing it, and it is very common. Water arriving from outside — a blocked gutter, a split downpipe, cracked pointing, a blocked weep hole — produces staining rather than speckling, usually higher on the wall. And subfloor damp or a slow leak feeds a patch that starts low and never fully dries out.
Why cleaning alone makes it look solved
Wiping mould off a wall removes the pigment, and the wall looks completely fixed. That is the trap: the visible result is out of all proportion to what has actually been achieved.
On a porous surface like plasterboard or bare timber, growth extends into the material, so surface treatment reaches only part of it. Household bleach is particularly poor here — it bleaches the colour out convincingly while leaving the structure below, and it applies more water to a surface whose entire problem is water.
Dry brushing or vigorous scrubbing has a second drawback: it puts a large quantity of spores into the room air, which then settle on other cold damp surfaces. It is not unusual to clean one patch aggressively and find a second one starting nearby a few weeks later.
But the fundamental point stands regardless of product. Nothing applied to the surface changes why the surface is wet, and painting over it — which we have written about in mould removal against painting over — simply hides the evidence while the growth continues behind the new coat.
What actually breaks the cycle
The order matters more than the products. Find and fix the moisture source first, dry the material out properly, then deal with the growth, then reduce the conditions that made that spot the coldest and stillest in the room.
Some of that is straightforward and free. Pull furniture and stored boxes a hand-width off external walls so air can move behind them. Leave wardrobe doors open on dry days. Run the bathroom fan during the shower and for a stretch afterwards, with the door closed, and check where that fan actually discharges. Dry washing outside or in a room with the window open rather than in a closed living room. Open the house up on the dry, breezy days that are about to become common again.
Some of it is building work: clearing the gutters, fixing the downpipe, ducting the exhaust fan through to outside, addressing insulation on the wall that keeps growing the patch. And where growth has gone into the material, or covers a large area, or keeps returning after the obvious causes have been dealt with, it is worth having professional mould remediation look at it, because at that point the useful work is diagnosis rather than scrubbing.
The next few weeks are the right time
Spring is the one window where the conditions are on your side. The air outside is drying out, the days are getting longer, and it is finally comfortable to open the house up and move air through it. Materials that have been damp since May can actually dry.
It is also the point where the evidence is still fresh. The stains, the marks below the gutter, the wardrobe that smells, the ceiling patch above the laundry — all of it is visible right now and all of it will fade over summer, at which point the source becomes much harder to find. Deal with it while the house is still showing you what happened, and next winter starts from a different place.

Does bleach kill mould properly?
It removes the colour, which is why a wall looks fixed straight afterwards, but on a porous surface such as plaster or timber it largely stays on the surface while the growth extends below it. The bigger issue is that it adds water to a surface with a moisture problem. Even a genuinely effective product only deals with what is there now — nothing applied to the surface changes why it grew.
Is mould in one small spot worth worrying about?
A single patch that appeared once after an unusual event and has never returned is generally not a concern. A patch that returns after every clean is a different thing entirely, because the return is telling you that water is still reaching that spot. Size is a poor guide; recurrence is the signal that matters.
Why does it always seem to be a wardrobe or an external corner?
Because those are the coldest, stillest parts of a room. An external corner has two walls losing heat and very little air movement, and a closed wardrobe against an external wall has almost none at all. Warm room air carrying moisture meets a cold surface where nothing is moving, and that is where it condenses first.
Should the room be dried out before anything is cleaned?
Yes, and the source addressed first wherever it can be. Cleaning a wall that is still being wet is the step that gets repeated. Where the cause is not obvious, it is worth having someone look at how the room ventilates, what the exhaust fans are connected to and what is happening outside the wall before the surface is treated at all.
