Ducted aircon struggling through a humid summer?

Ducted air conditioning service in Sydney: serviced, cleaned and repaired from the roof down

Sydney asks a lot of a ducted system: long, sticky cooling seasons, a roof space that bakes above it, salt air on the coast and hard heat out west. We check the whole system, from the filter and roof unit to the drain, every zone and the outdoor unit. If a part has failed, the technician inspects and quotes before any work, and you approve first.

When a Sydney ducted system needs a technician

Any one of these is worth a call. They rarely fix themselves.

Brown water marks spreading on the ceiling below the roof unit or the bulkhead
A damp, musty smell through the vents when the cooling first comes on
The house feels cool but clammy
One zone stays warm no matter what the wall controller says
A fault code on the controller that keeps coming back after a reset
White crust or rust on the outdoor unit, or a unit that trips out on the hottest afternoons

The fan coil in a Sydney roof space

On a ducted reverse cycle system the hardest-working part is hidden above the ceiling. The fan coil, blower, drain tray and usually the control board sit in the roof space, which on a January afternoon is far hotter than any room below. Heat, dust and vibration wear on motors, capacitors and wiring, and nobody sees the warning signs because nobody goes up there.

So the service starts in the roof: coil, blower and motor looked over, connections checked for heat marks, and the unit confirmed level, because a tilted unit cannot drain. Downstairs, the return air grille matters just as much. In most homes all the air comes back through one filter, often in a hallway ceiling, and once it clogs, airflow drops and cooling fades. Our guide to ducted air conditioning in Sydney explains how the parts fit together.

Humidity, the drain and the stain on the ceiling

Cooling a Sydney home in February is as much about removing water as heat. Moisture condenses on the cold coil, drips into a tray and leaves through a drain line, by gravity or with a small condensate pump. In a humid summer that is a steady flow, and it carries dust and slime with it.

When the line narrows or the pump falters, the tray fills. A safety tray or overflow switch is meant to stop the unit first, but those can be missing, blocked or bypassed. The result is a brown ring on the ceiling. If you see one, switch the cooling off at the controller and book a visit.

A tray that sits wet also smells, and that sour odour at start-up usually clears once the tray is cleaned and the drain flushed. If it lingers, our guide to mould and humidity in Sydney homes explains where else to look.

Zones, dampers and fault codes

Each zone is opened and closed by a small motorised damper in the ductwork, driven by the wall controller. When one zone stays warm, the usual suspects are a seized damper motor, a wiring fault between controller and damper, or a flexible duct that has dropped off its spigot or been flattened in the roof. The technician runs every zone open and shut, feels the airflow at the outlets and follows the duct runs to find which it is.

Fault codes differ from brand to brand and often point to several possible causes, so we do not diagnose them over the phone. Write down the code and the brand when you book, and the technician reads it on the day and tests what it points to.

The outdoor unit: salt by the sea, heat out west

Near the beaches and the harbour, salt settles on the condenser coil and eats into fins, screws and terminals. We rinse the coil and look closely at the terminals and isolator, where corrosion causes faults long before the casing looks bad. Our coastal air conditioning guide covers seaside units.

Out west the problem is heat. A condenser clogged with dust, boxed in by a fence or sitting in full sun struggles to shed heat, and some units shut themselves down on the hottest afternoons. We clear the coil, check the fan and read the refrigerant pressures. A low refrigerant charge means a leak, and our aircon regas service repairs it before any refrigerant goes back in.

Apartments, bulkheads and what is not a service

Many Sydney apartments hide the fan coil in a bulkhead above the hallway, reached through a ceiling access panel, often with a condensate pump because there is no fall for a gravity drain. The outdoor unit may be on the balcony or a shared plant deck; if it is on the roof, your building manager may need to arrange access. The apartment air conditioning guide covers what strata buildings expect.

Dusty outlets and lined ductwork are a separate job, handled by our duct cleaning in Sydney. A failed fan motor, board or zone motor is a repair, quoted first like our air conditioner repairs. Wall-mounted splits have their own air conditioner service, and our Sydney heating and cooling services page lists the rest.

What you actually get

What the ducted aircon service covers

All part of the visit. Repairs and duct cleaning are quoted separately and only go ahead once you approve.

Included as standard

  • Return air filter removed and cleaned, or a new one quoted if it is past saving
  • Roof-space fan coil, blower and motor inspected, with photos
  • Drain tray cleaned out and the condensate line flushed
  • Condensate pump, safety tray and overflow switch tested where fitted
  • Each zone run open and closed, airflow checked at the outlets
  • Outdoor coil rinsed and checked for salt corrosion and blockages
  • Refrigerant pressures and electrical connections checked
  • Cooling and heating modes both run before we leave

And the things we will not do

  • Guess at a fault code over the phone
  • Top up refrigerant without finding the leak
  • Start a repair you have not approved
  • Sell a duct clean when the problem is the drain

Ducted aircon questions Sydney homeowners ask

How much does a ducted air conditioning service cost in Sydney?

It depends on the system size, the zones and how easy the roof space or bulkhead is to reach, so the office gives you a free estimate over the phone. No call-out fee, and you pay after the job.

How often should ducted air conditioning be serviced in Sydney?

Once a year for most homes, ideally in spring before the humid months arrive. Check the return air filter every few months in between.

Why is water coming through my ceiling under the aircon?

Almost always the condensate side: a blocked drain line, a failed pump, or a tray that has overflowed or cracked. Turn the cooling off at the controller and book a visit.

Why does my ducted aircon smell musty?

In a humid climate the drain tray and coil stay wet through summer and grow slime. Cleaning the tray and flushing the drain often clears it; if the ducts are the source, duct cleaning is the next step.

One room is not cooling. What is wrong?

Usually a zone damper motor that has stopped, a fault between the controller and that damper, or a duct that has come loose or been crushed in the roof.

Can you tell me what my controller error code means?

Codes vary by brand and model and often have several possible causes, so we read them on site rather than guess. Note the code and the brand when you book.

Do you service ducted systems in apartments?

Yes. Bulkhead fan coils, condensate pumps and balcony or plant-deck outdoor units are routine. Tell us where the outdoor unit is.
