Damaged bricks are a structural warning. Water enters through the cracks and behind spalled faces, the mortar washes out, and bricks begin to shift — on a tall, exposed chimney that can end in a lean or a partial collapse.
Catching it at the cracked-brick stage is far cheaper than waiting for the leaning-chimney stage. A sound, sealed chimney top also stops water reaching the flue and firebox below.

Brick damage tells a story. Spalling — where the face of a brick flakes or crumbles away — is almost always a water-and-frost problem: moisture soaks in, freezes, expands and pushes the surface off. It looks cosmetic but it’s exposing the brick to faster decay.
Cracking can be more serious. Fine cracks often follow failing mortar and movement; larger, stepped or widening cracks, or a chimney that’s visibly leaning, point to structural movement that needs proper assessment rather than a cosmetic patch.
Because a chimney is tall, heavy and exposed, deteriorating brickwork up top is also a safety matter — loose bricks and an unstable stack are a genuine hazard. That’s why we assess the whole chimney top, not just the one obviously damaged brick.
Where bricks are sound enough, we cut out and replace the damaged units with matched masonry and repoint around them. Where the top section is too far gone, we’ll say so honestly — sometimes a partial rebuild is safer and better value than repeatedly patching.
