People assume brick is waterproof — it isn’t. Brick and mortar are porous and soak up rain like a sponge, especially on an exposed rooftop chimney hit from every side. That absorbed water then rots the structure, rusts metal parts, feeds damp on the chimney breast, and freezes on cold nights to spall (flake) the brick faces and crack the masonry.

A breathable masonry sealer changes that: it repels water from the surface so rain runs off, while still letting moisture inside the masonry escape as vapour — so you don’t trap damp in. It’s a smart finishing step after repointing or brick repair, and a good preventative measure on a sound but exposed chimney.

Porous Brick Is a Slow Leak

Even without an obvious crack, a porous chimney is slowly soaking up water with every rain. That moisture is what drives the most common chimney decay — spalling brick faces, eroding mortar, a perpetually damp chimney breast, and the freeze-thaw cracking that pulls masonry apart over winters.

Sealing porous brick with a breathable repellent slows all of that down for a modest cost. On older and exposed Melbourne chimneys it’s one of the highest-value preventative jobs — cheaper than the repointing and brick repairs that water damage eventually demands.

Why “Breathable” Is the Word That Matters

The single most important thing about chimney waterproofing is using the right product. A breathable water-repellent penetrates the surface and makes it shed rain, but still lets moisture vapour escape from inside the masonry. That balance is what protects the brick without causing new problems.

The wrong approach — a film-forming sealer or, worse, paint — traps moisture inside the masonry. On the next cold snap that trapped water freezes, expands, and blows the brick faces off (spalling) faster than no treatment at all. It’s a classic case of a well-meaning job doing harm.

Preparation and timing matter too. Sealing should go onto sound, dry masonry, after any open joints are repointed and any active leak is fixed — otherwise you’re just locking moisture in. We check all of that before we treat anything.
