A chimney is a heavy column of masonry high on your roof. When it leans or the brickwork loses its bond, that weight becomes a hazard — bricks can fall and, in the worst case, a section can collapse onto the roof. It’s not a fault to live with.
Restoring or rebuilding removes that risk and resets the clock: a properly restored or rebuilt chimney, with a sloped crown, cap and correct flashing, is far more durable than the failing one it replaces — and protects the flue, firebox and roof below.

The deciding factor is structural soundness. If the stack is fundamentally stable and the problems are surface and weather damage — eroded mortar, spalled bricks, a cracked crown, a missing cap — a restoration is usually the right, more economical path. If it’s leaning, the brickwork has lost its bond over large areas, or it has moved, restoration just delays the inevitable and a rebuild is safer and better value.
Even a rebuild often isn’t the whole chimney. The section above the roofline is the most exposed and usually the first to fail, while the masonry inside the roof remains sound — so a partial rebuild from a solid base restores safety for a fraction of a full rebuild’s cost.
