Mid-Century Brick and Constant Rebuilding

Nedlands occupies the ground between the Swan River and Stirling Highway, wrapped around the university and hospital precinct at its eastern end. The housing that defines it went up in the decades after the war: solid brick-and-tile homes on generous blocks, single storey, built with ceiling insulation as an afterthought and no provision at all for mechanical air. Those homes are steadily being replaced by large two-storey builds, and at any given time a Nedlands street will have both.

The two housing types bring us completely different jobs. In the older homes, any ducted system is a retrofit sitting in a tiled roof space that heats up severely through summer, and the ductwork is frequently as old as the last renovation. In the new builds the systems are current and multi-zone, but they are commissioned in a house still full of construction residue and then never revisited. Between the two runs the constant rebuilding itself, which puts fine dust across whole streets for months at a time and quietly loads the filters of every neighbouring house.
