Prahran's terrace chimneys were built to be admired: corbelled brick, rendered mouldings and a row of decorative pots on a stack that rises well above the parapet. That height is the problem. The top courses take rain and wind from every side, the render cracks and lets water behind it, the lime mortar washes out of the joints, and the flashing where the stack meets the roof was often patched during a re-roof and never done properly.
Because none of that is visible from the street, the first sign is usually inside: a damp patch high on a bedroom wall, plaster lifting on an upstairs chimney breast, or grit from the flue landing in the grate downstairs. Repairs are done to keep the stack looking as it should. Cracked render is cut back and re-rendered to the original profile, joints are repointed in a lime-based mortar, spalled bricks are replaced with a match, crowns are rebuilt to shed water and flashing is renewed into the roof. Where the camera shows a cracked unlined flue, a stainless liner is quoted separately. Taller stacks may need scaffold, and we say so before quoting.
