The top courses take rain and wind from every side, the render cracks and lets water behind it, the lime mortar washes out of the joints, and the flashing where the stack meets the roof was often patched during a re-roof and never done properly.
Because none of that is visible from the street, the first sign is usually inside: a damp patch high on a bedroom wall, plaster lifting on an upstairs chimney breast, or grit from the flue landing in the grate downstairs. We inspect the stack from the roof or by drone, run a camera up the flue and photograph what we find, so the quote is for the fault and not for the worst case.
Repairs are done to keep the stack looking as it should. Cracked render is cut back and re-rendered to the original profile, joints are repointed in a lime-based mortar, spalled bricks are replaced with a match, crowns are rebuilt to shed water and flashing is renewed into the roof.
