A Ringwood chimney repair is usually a flue repair. The post-war brick-veneer and weatherboard homes here vent their retrofitted wood heaters and slow-combustion fires through steel flues rather than masonry stacks, so the things that fail are the flashing plate where the flue meets the roof, the cowl on top, and occasionally a section of the run itself. Very few of them involve a brick.

The plate is the usual culprit. Years of hot sun expand it and lift its edges, driving rain gets under, and once the seal between plate and flue has perished the water tracks straight down the outside of the flue into the ceiling. Above it, a cowl that has vibrated loose on its bracket in the wind stops keeping rain out of the flue altogether, and the two faults often turn up together on the same roof.

Because many Ringwood roofs are steep, shaded and laid in tiles that have gone brittle, we look before we walk. A drone gives us the plate, the cowl and the tiles around the penetration without putting weight on any of them, and the photos it brings back go straight into the quote. The repair itself replaces the plate and seal, refixes or replaces the cowl, and swaps any flue section that has shifted, then it is photographed again.

Hot summers expand a flashing plate and cold nights shrink it, and after enough cycles the edges lift and the seal splits. We replace the plate and seal rather than dressing the old one back down, because a plate that has lifted once will lift again.

Look by drone, then walk

Ringwood tiles under gum trees crack underfoot, and a repair that breaks three tiles getting to the flue is not a repair. We inspect by drone where the roof is steep or brittle, and plan the access so the tiles come through it intact.

Loose cowl brackets
