Air duct cleaning in Caulfield

Grand streets, hidden ducts

Caulfield, in the City of Glen Eira, is a suburb of Edwardian and interwar houses, but it’s also known for its blocks of flats: art deco buildings from the 1930s, post-war walk-ups and newer apartment blocks, many of them managed by an owners corporation.

In a block of flats, each home usually has its own small ducted heater, often installed at the same time as the neighbours’. They age together, collect dust together, and are easiest to clean together, with the owners corporation organising access to common areas.

The houses on Caulfield’s wider streets have the opposite problem: big rooms, long underfloor runs and systems extended through several renovations.

How Caulfield homes are usually set up

Art deco and post-war flats

Small individual systems, often all installed at once and now all the same age.

Newer apartment blocks

Ducted reverse cycle in ceiling bulkheads, with return-air filters that clog quickly.

Edwardian and interwar houses

Floor outlets with long underfloor runs, often extended through several renovations.

What we find

Three things we see a lot in Caulfield

1

Whole blocks due at once

Systems installed together age together. Cleaning several flats in one visit is simpler for everyone.

2

Access through common property

Some systems are reached through shared roof spaces or service areas, which the owners corporation needs to arrange.

3

Long runs in big houses

Large period homes have long underfloor runs where crushed sections and loose joins hide.

Quick self-check

Signs a Caulfield home is due for a duct clean

  • The flat next door has just had theirs done Systems in the same block tend to need cleaning at the same time.
  • A heater that hasn’t been touched since you moved in If neither the ducts nor the filter have been looked at, it’s time.
  • A cold room at the end of a long run In big houses, the furthest rooms show crushed or leaking ducts first.
  • A stale smell in a flat that’s been empty Flats between tenants or owners often smell musty when the system first runs.

Repairs

Duct repair & replacement in Caulfield

In flats, the most common problems are outlets loosened during renovations and short runs crushed in shared roof spaces. In houses, it’s long underfloor runs that have been stepped on or knocked loose.

We photograph what we find, explain it and quote the repair before any work. If access is through common property, we’ll coordinate with the owners corporation.

Duct repair & replacement across Melbourne

Duct cleaning vs duct replacement: which do you need?

What we check and fix

  • Crushed, torn or disconnected ducts found and photographed
  • Repairs quoted before any work
  • Whole runs replaced only when they’re past saving
  • Outlet boots, grilles and return-air fittings refitted or replaced
Heating

Ducted heating cleaning before a Caulfield winter

Caulfield’s flats and period houses both rely on ducted heating through winter, and the dust that settles over summer blows out on the first cold night.

A clean before winter clears the outlets, ducts and filter. For a block of flats, booking the homes together is usually the easiest way to do it.

Answers

Frequently Asked Questions

Cannot find your answer? We pick up 7 days a week — straight answers, no pressure. 04 3191 8137
Can our owners corporation book cleans for several flats?

Yes. We can clean several homes in one visit, photograph each one separately and quote each owner or the owners corporation upfront.

Do you need access to the common property?

Sometimes. If a system is reached through a shared roof space or service area, we’ll ask the owners corporation or building manager to arrange it.

Do you cover Elsternwick and Glen Huntly?

Yes. Elsternwick, Glen Huntly, Carnegie and the rest of Glen Eira are on our regular run.

Our flat has been empty for months and smells musty. Can cleaning help?

Often. Dust that sits in idle ducts holds a stale smell. A clean clears the build-up; if there’s damp behind it, we’ll show you.

Do you clean commercial premises?

Yes — offices, clinics, shops and strata common areas. Tell us about the site in the form and we’ll arrange an inspection and quote.

How often should ducts be cleaned?

Every 1–3 years for most homes — sooner with pets, allergy sufferers, recent renovations or building work nearby.

When do I pay?

After the job is done and you’ve seen the before & after photos. Cash, card or bank transfer.

What if I’m not happy?

Tell us. If something isn’t right, we come back and re-clean — that’s our 100% satisfaction commitment.

Are your technicians insured and police-checked?

Yes. Police-checked technicians, NDIS Worker Screening checks, and full public liability and business insurance.
