Chimney Repairs in Ivanhoe

The chimneys on Ivanhoe's Federation and Edwardian homes were built to a standard, with good brick and pots set into a solid crown, and most of the lower stack is still sound a century on. What has worn is the top. The crown has cracked, the mortar in the top few courses has fretted back, and a brick or two on the weather side has lost its face. Restoring that top, on sound brick below, is the usual Ivanhoe job.

At the roofline the problem is the leaves. They collect against the back of the stack and in the flashing gutter, hold water against the metal and the mortar, and rust the galvanised flashing through from underneath. The first sign indoors is usually a damp patch high on the chimney breast or a tide mark on a ceiling, and by then the flashing has been leaking through a few winters.

Every repair begins with photographs of the stack, crown, flashing and flue, and a quote for what has actually failed. Deteriorated top courses come down to sound brick and go back on the original line, joints are repointed in a mortar matched to the Federation brick, spalled bricks are replaced with matching salvage, and flashing is replaced in a material that will not rust under leaf litter. Where the camera finds open joints inside an unlined flue, a stainless liner is quoted.
