Adelaide gives building exteriors a two-part annual workout. Through the long dry summer, fine dust off the northern plains settles on roofs, render, solar panels and paving, and salt arrives continuously on the sea breeze along the metropolitan coast. Then the winter rain arrives and does something different again: it keeps every shaded surface damp for months, which is precisely what moss, lichen and algae need.

The result is the pattern you see all over Adelaide — north-facing roof planes that stay relatively clean and bake, and south-facing planes that go green and black with biological growth. On a tiled roof that growth holds moisture against the tile and works into the mortar bedding on ridge capping; on render and brick it stains and, over time, degrades the finish.

Salt deposit on coastal properties

Not Everything Should Be Pressure Washed

Concrete driveways and paving take high pressure well and transform under it. Roof tiles, render, soft sandstone and lime mortar do not — high pressure strips surface material, drives water into the substrate and can do more damage in an hour than a decade of weather. On Adelaide’s older stone housing that distinction matters a great deal.

We assess the substrate and use the appropriate method for each surface, whether that is a soft-wash treatment, controlled pressure, or a chemical treatment left to work. The goal is a result that lasts and a building that is not damaged getting there.

When should Adelaide gutters be cleaned?

Autumn, before the winter rain arrives. Adelaide’s rainfall is winter-dominant, so a gutter packed with summer debris is at its worst exactly when the water comes. In the Adelaide Hills, where leaf litter is far heavier, twice a year is more realistic — and clear gutters there are a genuine bushfire safety measure as well.

Why is one side of my roof green and the other clean?

Aspect. South-facing and tree-shaded roof planes get far less sun, so they stay damp through Adelaide’s wet winter and grow moss, lichen and algae. North-facing planes dry quickly and bake in summer, so growth cannot establish. It is the most common pattern we see on Adelaide roofs.

Can you pressure wash an older Adelaide stone or rendered home?

Not with high pressure, no. Soft sandstone, lime mortar and render are damaged by high-pressure washing, which strips surface material and drives water into the substrate.
