Roof & Exterior Cleaning in Perth

Salt off the Indian Ocean, sand off the coastal plain and moss on shaded roof planes — Perth exteriors take a beating. FreshDuct matches the method to the surface, including limestone that must never see high pressure.

Gutters full before the Hills fire season? That is the job to do first.

High pressure is the wrong tool for a lot of Perth’s building fabric. Limestone, soft render and lime mortar are damaged by it — and the damage is permanent, expensive and entirely avoidable.
Exteriors in Perth

Salt, Sand, Moss and Limestone

Perth exteriors deal with a specific combination. The city faces the open Indian Ocean, and the Fremantle Doctor pushes marine air inland on most summer afternoons at commonly 28 to 37 km/h near the coast — carrying salt that deposits on roofs, flashings, fixings and glass. On the coastal strip that is a corrosion issue affecting the building fabric, not just an appearance one.

Then the seasons flip. Through the months from May to September, when 77.7 per cent of Perth’s annual rain falls, shaded and south-facing roof planes stay damp for weeks at a time and grow moss, lichen and algae. North-facing planes dry quickly and bake, so growth never establishes. That is why one side of a Perth roof is often green while the other looks almost new.

The material that makes Perth genuinely different is limestone. Tamala Limestone underlies the Swan Coastal Plain and has been used extensively as a Perth building and landscaping stone — walls, footings and boundary walls throughout Fremantle and the western suburbs. Limestone is soft and porous. High-pressure washing strips its surface and drives water into it. Anyone who quotes to pressure wash a limestone wall is telling you they should not be doing the job.

What We Clean on a Perth Property

Different surfaces need different methods. Using one method on everything causes damage.

Salt on coastal roofs and fixings

From Fremantle north through Cottesloe, Scarborough, Hillarys and Sorrento, salt deposits on roof sheeting, flashings, fixings and glass and drives corrosion into the building fabric. Washing coastal properties is about protecting materials, not just improving appearance, and it wants doing on a regular cycle rather than when it starts to look bad.

Moss and lichen on shaded planes

Through the wet months, south-facing and tree-shaded roof planes stay damp long enough for moss, lichen and algae to establish. We treat rather than blast — appropriate chemical treatment kills the growth at the root, whereas high pressure removes the visible layer and damages the tile surface so it regrows faster.

Limestone, render and lime mortar

Tamala Limestone walls, soft render and lime mortar are all damaged by high-pressure washing, which strips surface material and drives water into the substrate. On Perth’s limestone housing and boundary walls we use soft-wash or chemical treatment matched to the material. We assess before quoting rather than arriving with one machine and one setting.

Gutters and the Hills fire interface

In the Perth Hills, gutters full of leaf litter are an ember trap. The February 2021 Wooroloo fire burnt more than 10,500 hectares and destroyed 86 homes in that belt. Clearing gutters before the fire season is straightforward risk reduction, and it is the job we most often recommend doing first up there.

Solar panels and summer soiling

Perth combines high rooftop solar uptake with a long dry summer during which almost no rain falls to wash the glass — 77.7 per cent of the city’s rain arrives between May and September. Salt, sand and bird soiling accumulate on panels through exactly the highest generation months. We clean panels with methods that will not damage the glass or seals.

Driveways, paths and sand staining

Windblown sand, organic staining and traffic marks accumulate on driveways, paths and paving. These are surfaces where pressure washing is usually appropriate, and we use it there — the point is matching the method to the material, not avoiding pressure everywhere.

How We Work

The Right Method for Each Surface

We assess the property first and quote by surface: soft-wash or chemical treatment for limestone, render, lime mortar and tiled roofs with established growth; controlled pressure for concrete driveways, paths and paving; and appropriate low-impact methods for solar panels and glass.

That distinction is the whole service. Applying high pressure to a limestone wall or an old tiled roof causes permanent damage and, in the case of roof tiles, actually accelerates regrowth by roughening the surface. We would rather explain why we are not using the fast method than hand back a property we have quietly damaged.

Roof and Exterior Cleaning Across Perth

We clean roofs and exteriors across metropolitan Perth, and the priorities shift by location. On the coastal strip from Fremantle through Cottesloe, Scarborough, Hillarys and Sorrento, salt removal and fixing protection lead the job, and limestone walls are common enough that method selection matters on almost every property.

In the Hills belt around Midland and east, gutter clearing before the fire season is usually the priority, alongside moss treatment on shaded roof planes. Through the newer northern and southern corridors the work is more often solar panel cleaning, driveway washing and general maintenance on younger building fabric.

FAQs

Perth Roof and Exterior Questions

How often should a Perth roof be cleaned?

Every two to three years for most properties, and more often on the coastal strip. Autumn suits gutter clearing before the wet months, and in the Perth Hills clearing before the fire season is the higher priority. Coastal properties benefit from more frequent washing because salt is a material protection issue rather than an appearance one.

Why is one side of my roof green and the other clean?

Aspect. South-facing and tree-shaded roof planes get much less sun, so through the May to September wet months — when 77.7 per cent of Perth’s rain falls — they stay damp long enough for moss, lichen and algae to establish. North-facing planes dry quickly and bake in summer, so growth never gets a foothold. It is the most common pattern we see on Perth roofs.

Can you pressure wash Perth limestone walls?

No, and nobody should. Tamala Limestone is soft and porous, and high-pressure washing strips its surface and drives water into the stone. The damage is permanent. Perth uses limestone extensively for walls and boundary walls, particularly around Fremantle and the western suburbs, and it needs soft-wash or chemical treatment matched to the material. We assess before quoting.

Do you clean solar panels in Perth?

Yes. Perth combines high rooftop solar uptake with a long dry summer in which almost no rain falls to wash the glass, since 77.7 per cent of the annual rainfall arrives between May and September. Salt, sand and bird soiling therefore accumulate through the highest generation months. We clean panels using methods that will not damage the glass or the seals.

Should I clear gutters before the Perth Hills fire season?

Yes — it is one of the simplest risk reductions available. Gutters full of dry leaf litter are an ember trap, and the Hills fire interface is genuinely exposed: the February 2021 Wooroloo fire burnt more than 10,500 hectares and destroyed 86 homes. We clear gutters and check downpipes, and can assess the roof and flashings at the same time.
