Split System Cleaning in Perth

Perth split systems run for months, then sit through a wet winter. FreshDuct strips the indoor head for a full barrel-fan and coil clean, and treats the outdoor condenser for the salt exposure that shortens its life on this coast.

Musty smell for the first ten minutes after start-up? That is biofilm on the barrel fan.

A split system recirculates the same room air across a cold wet coil, hundreds of times a day. Anything growing on that coil or barrel fan gets blown straight at you — which is why a filter rinse is not a clean.

Two Problems: Biofilm Inside, Salt Outside

A split system head is a sealed dark box containing a cold, permanently damp coil and a barrel fan spinning inches away from it. That is close to ideal conditions for microbial growth, and in Perth the long cooling season gives it months to establish. Pulling the front cover off and rinsing the filter does not touch it — the growth is on the coil fins and packed into the blades of the barrel fan behind them.

The second problem is outside, and it is much more specific to Perth. This city faces the open Indian Ocean, and the Fremantle Doctor pushes marine air inland most summer afternoons at commonly 28 to 37 km/h near the coast. Salt is carried with it. On outdoor condensers from Fremantle north through Cottesloe, Scarborough, Hillarys and Sorrento, we routinely find fin corrosion, white salt crusting and degraded coatings well before the unit should be failing.

Both problems cost you the same two things: capacity and running cost. A fouled indoor coil cannot transfer heat, and a corroded, salt-packed outdoor coil cannot reject it. We clean both ends of the system and photograph both, so you can see which one was actually holding your system back.

What We Check on a Perth Split System

Indoor and outdoor, because a split system is one machine in two halves.

Biofilm on the coil and barrel fan

The black speckling people notice on the louvres is the visible edge of growth that runs deep into the fin pack and the barrel-fan blades. We remove the fascia, bag and pressure-treat the coil, and clean the barrel fan individually — the part almost every quick service skips because it takes real time.

Salt attack on the outdoor condenser

On Perth’s coastal strip the condenser is the component that dies first. Salt deposits between the fins, holds moisture against the aluminium and copper, and drives galvanic corrosion. We wash the fin pack with an appropriate coil cleaner rather than a hose blast, straighten what can be straightened, and tell you honestly if the coil is past saving.

Fine sand packing the fin pack

Windblown sand off the coastal plain does not just settle, it wedges. A condenser coil that looks superficially clean can be substantially blocked a few millimetres in. We clean through the depth of the fin pack, not just its face.

Blocked condensate and drain trays

A split system pulls litres of water out of the air on a humid day, and it all has to go somewhere. Biofilm and sand block the drain tray and line, which is what causes the overflow staining down the wall below the head. We flush the line and clear the tray as standard.

Multi-head systems and apartments

Apartments through the Perth CBD, South Perth, Victoria Park and Applecross often run multi-head systems where several indoor units share one condenser. One neglected head drags the whole system down. We service every head rather than the one you complained about.

Capacity you already paid for

A loaded coil forces the compressor to work longer for the same room temperature. Cleaning is not cosmetic — it restores capacity you already own. We photograph the fin pack before and after so the change is visible rather than asserted.

How We Clean

A Full Strip-Down, Not a Filter Rinse

We remove the fascia and drip tray, bag the unit to protect your wall and floor, and pressure clean the coil and barrel fan with a dedicated treatment rather than a household spray. The drain line is flushed, the tray cleared, and the unit reassembled and test-run before we leave.

Outside, the condenser gets its own service: fin pack cleaned through its depth, debris cleared from the base, and the coil assessed for salt damage. On coastal Perth properties we will tell you plainly where corrosion has gone too far for cleaning to help — that is more useful to you than a clean that hides the problem for a season.

Service Area

Split System Cleaning Across Perth

We service split systems right across metropolitan Perth, and the coastal strip is where this work matters most. From Fremantle and North Fremantle up through Cottesloe, Scarborough, Hillarys and Sorrento, outdoor units live in genuinely aggressive marine air and need attention on a shorter cycle than inland equivalents.

Inland the balance shifts. Through Morley, Midland, Canning Vale, Cannington, Armadale and out to the Hills, the outdoor unit lasts longer but sand loading and indoor biofilm are still the norm. Apartments in the CBD, South Perth and Victoria Park usually need multi-head servicing and careful containment, which we plan for rather than improvise.

FAQs

Perth Split System Questions

How often should a Perth split system be cleaned?

Every 12 to 24 months for most Perth homes, and annually if you are within the coastal strip or run the system hard through summer. Coastal properties from Fremantle through Scarborough to Sorrento benefit from an annual outdoor condenser service specifically, because salt exposure is continuous rather than seasonal.

Why does my split system smell when it starts up?

Almost always biofilm on the coil and barrel fan. The system has been sitting damp, growth has established on the wet surfaces, and the first few minutes of airflow push that odour into the room. Rinsing the filter will not fix it because the filter is not where the growth is. A full strip-down clean of the coil and barrel fan will.

Does salt air really damage air conditioners in Perth?

Yes, and Perth is more exposed than most Australian capitals because it faces the open Indian Ocean rather than a sheltered bay or gulf. The afternoon sea breeze carries marine air inland most summer days. On outdoor condensers near the coast we see fin corrosion, salt crusting and coating breakdown noticeably earlier than on inland units.

Can you clean multi-head systems in apartments?

Yes. Multi-head systems are common in apartments through the Perth CBD, South Perth, Victoria Park and Applecross. We service every indoor head rather than just the one causing trouble, because a shared condenser means one neglected head affects the performance of all of them. We bag and contain each unit to protect finishes.

Will cleaning reduce my running costs?

It restores capacity the system has lost, which usually means it reaches temperature faster and cycles less. A fouled indoor coil cannot transfer heat and a salt-packed outdoor coil cannot reject it, so both ends matter. We photograph the fin packs before and after so you can judge how much was actually recovered.
