Kingston has the widest build spread of any suburb in the inner south. It was among the first areas developed as Canberra took shape, and streets of original cottages and small interwar houses still sit through its western half around the Kingston shops. Then, on the old industrial land beside the lake, the Kingston Foreshore precinct has gone up over the past two decades: dense apartment buildings, restaurants and offices facing the water, with the heritage Kingston Powerhouse standing in the middle of it.

For us that means two entirely separate service patterns in one suburb. In the older housing, ducted systems are retrofits threaded through roof spaces and subfloors that were never designed for them, and the faults are mechanical — runs off their collars, crushed sections, long paths to extended rooms. In the Foreshore buildings, the ducting is new and short and rarely the problem at all; the complaint is almost always odour, and odour in a modern apartment lives in the fan coil, the barrel and the drain tray.

We diagnose accordingly. In an older Kingston house we camera the run before quoting anything, because half the time the fix is a repair rather than a clean. In a Foreshore apartment we go straight to the coil and tray, deep-clean them, check the condensate path, and clean the supply and return properly on the way through.
