Then there is the thing that makes Canberra genuinely unlike any other Australian city: it was planned in stages, and each district was built out in its own era. The Inner North around Braddon and Reid dates from the 1920s, the town centres opened at Woden in 1971, Belconnen in 1977, Tuggeranong in 1987 and Gungahlin in 1998. Heating runs from about April to about October, which is roughly twice the duty cycle a coastal capital asks of the same equipment. Filters load, burners foul, ducts shed and heat exchangers age at a Canberra rate, not a brochure rate.

The ACT gas transition is already law

The ACT has legislated its way off fossil fuel gas. The Climate Change and Greenhouse Gas Reduction (Natural Gas Transition) Amendment Act 2023 created the framework, the supporting regulation commenced on 8 December 2023 to prevent new gas network connections, and the ACT Government has committed to phasing out fossil fuel gas by 2045 at the latest — gas accounts for more than 20 per cent of the Territory’s emissions. That changes the maths on every ducted gas system in Canberra, and it is worth understanding before you spend money on one.

What January 2003 left behind

On 18 January 2003 the firestorm reached Canberra’s suburbs, killing four people and destroying close to 500 homes. Two decades on, the habits it created are still the right ones: a swept flue, an intact spark arrestor, clear gutters and a roof space free of accumulated debris. We treat those as basic maintenance on every Canberra property with a solid-fuel appliance, not as an optional extra.

Planned districts, distinct build eras

Canberra’s housing stock is unusually legible. The first stage of Braddon went up in 1921-22 and Reid, the city’s oldest continuously inhabited residential suburb, was largely built in 1926-27. Then the town centres arrived in sequence — Woden 1971, Belconnen 1977, Tuggeranong 1987, Gungahlin 1998. Roof pitch, ceiling access, insulation standard and heating type all track those decades closely, which is why we quote by era as much as by address.

Hot, dry summers on top of the cold

People outside the ACT think of Canberra as a cold city and stop there. Canberra’s 616 mm of annual rain is spread remarkably evenly — the wettest month averages about 64 mm and the driest about 41 mm, so there is no genuine dry season to bank on. Combine that with a long stretch of the year when houses are sealed up against the cold and you get the pattern we see constantly: bathroom and laundry mould, condensation on cold surfaces and exhaust fans that were never moving enough air to keep up.
