Exhaust Fan Cleaning in Canberra

For half the year a Canberra house is sealed shut against the cold, and the bathroom fan is the only thing moving moisture out. FreshDuct cleans, repairs and replaces exhaust fans and checks where the ducting actually goes.

If the mirror stays fogged after a shower, the fan is not winning. It is usually fixable.

A shower puts a large volume of warm, saturated air into a small room. In a Canberra winter that room is surrounded by genuinely cold surfaces, so whatever the fan does not remove condenses on the nearest cold thing and stays there.

The Only Ventilation a Sealed Winter Allows

From roughly April to October a Canberra house stays shut. Bureau of Meteorology figures for Canberra Airport explain why: 59 nights a year at or below 0°C, 92 days at or below 2°C and a July mean daily maximum of just 11.4°C. Nobody opens a bathroom window in that. Which means the exhaust fan stops being a convenience and becomes the entire moisture-removal strategy for the wettest rooms in the building.

Most of them are not up to it. Bathroom and laundry fans are among the cheapest components fitted to a house, they are rarely cleaned, and their performance degrades quietly rather than failing outright. Dust and lint pack the impeller and grille, the motor loses speed, the ducting sags or disconnects in the roof space, and the fan keeps making a reassuring noise while moving a fraction of the air it should. The mirror staying fogged is the symptom people notice.

Canberra adds a specific and nasty twist. The duct carrying warm, saturated bathroom air runs through a roof space that, in a city with a mean daily ground minimum around -2.8°C in July, is properly cold. That moist air condenses inside the duct, and the water either pools in a sag, runs back down into the fan housing, or drips onto the ceiling insulation. That is the origin of a large share of the “unexplained” ceiling stains and bathroom mould we get called to in the ACT.

What We Check on a Canberra Exhaust Fan

Why the fan is not clearing the room, in the order we usually find it.

A packed impeller and grille

The blades and the grille collect a dense felt of dust, lint and airborne residue, and it reduces flow long before anyone notices. Cleaning both properly — the housing out, the impeller washed, the grille cleared rather than wiped — often restores most of the original performance for a fraction of the cost of replacement. It is always the first thing we do.

Condensation inside the duct run

This is the Canberra-specific fault. Warm saturated air meets a duct running through a freezing roof space, condenses on the inside wall and collects. Uninsulated flexible duct is the worst offender, and a sag in the run turns into a water trap that eventually backs into the fan. We look for the water staining specifically, and the fix is usually insulated duct and a corrected fall.

Ducting that goes nowhere

A distressingly common find: the fan runs, the noise is right, and the duct terminates loose in the roof space or has fallen off the roof vent entirely. Every shower is then being pumped straight into the ceiling cavity, where in a Canberra winter it condenses on cold framing and soaks the insulation. Wet insulation stops insulating, which makes the roof space colder, which makes the condensation worse.

Make-up air and the sealed-house problem

A fan can only extract what it can replace. In a well-sealed house with the bathroom door shut and no gap under it, the fan is fighting the whole building for air and moving far less than its rating suggests. Undercutting a door or fitting a vent is often the single cheapest improvement available, and it costs nothing to check.

What poor extraction leads to

Bathroom mould is almost always a ventilation problem wearing a cleaning-problem disguise. If the moisture from every shower stays in the room for hours, it will find the coldest surface and grow there, and no amount of scrubbing changes that. Fixing the fan is the actual remedy; the cleaning is just tidying up afterwards.

Apartments and internal bathrooms

Canberra apartment stock through the City, Braddon, Kingston, Bruce and Gungahlin very often has windowless internal bathrooms where the fan is the only ventilation that exists. Those fans frequently run into shared or long duct runs and are rarely serviced. They are the highest-consequence fans in the city and among the least maintained.

The Fan, the Duct, and Where It Ends Up

We take the housing down, wash the impeller and grille, clean the housing and test the motor for speed and noise. Then we follow the duct into the roof space, which is where the Canberra faults actually live — checking that it is connected, that it runs to an external outlet rather than into the cavity, that it has fall away from the fan, and that condensation has not been collecting in a sag or soaking the insulation around it.

If cleaning restores it, that is the job and it is inexpensive. If the motor is done, the duct is wrong, or the fan was undersized for the room from the day it went in, you get the photo, the explanation and a firm price for a repair or a properly specified replacement. We would rather fit the right fan once than clean an inadequate one every year.

Why does my bathroom stay steamy in a Canberra winter?
