Sound familiar?

The roof problems that bring people to this page

Tick two or more and it is time to book — every one of these gets worse, never better, on its own.

A brown stain on the ceiling that grows a little wider after every wet weekend
Grit and grey mortar crumbs in the gutters after a windy night
Water pouring over the gutter edge instead of going down the downpipe
A tile that slipped after the solar installer or the aerial technician walked the roof
Rust streaks running down a Colorbond sheet from every screw head
A drip beside the skylight or the exhaust cowl, but only when the rain drives in from the west
A ridge cap that rocks underfoot or has slid sideways off the mortar
A branch through the tiles and a tarp you are not sure will hold

Nine repairs, one team, and the same photo record for each

A roof is a set of parts that fail in different ways, and each one is its own page on this site so you can read about the fault you actually have. Roof leak repair covers finding the entry point when the stain is nowhere near the hole. Roof flashing repair covers the metal at every join: walls, pipes, vents and whirlybirds. Skylight leak repair is the flashing and seal around a roof window. Valley iron replacement is the rusted channel where two slopes meet. Ridge capping repair is rebedding and repointing along the top of a tile roof. Roof tile replacement matches cracked concrete, terracotta and slate. Colorbond and metal roof repair handles rust, screws and laps. Gutter and downpipe repair gets the water off the roof and away from the house. Storm damage roof repair is the make-safe, the fix and the photo report.

What ties them together is how the work is recorded. Before a tool comes out, the crew photographs the fault from the roof and, where it shows, from the room below. When the repair is finished, the same spots are photographed again. You get both sets. If you are on the ground and cannot see the roof, that record is the only honest way to know what you paid for, and it is why we do it on every job rather than only on the big ones.

Roof plumber or roof tiler: which trade turns up, and why

In Victoria, roof work splits by material. Anything metal, anything that carries water and every flashing is plumbing work: Colorbond and galvanised sheets, valley irons, apron and step flashings, penetration flashings around pipes and vents, gutters, downpipes, box gutters and rainheads. Those jobs are carried out by licensed roof plumbers. Tile work is different. Replacing a cracked concrete or terracotta tile, rebedding a ridge and repointing it with flexible compound is roof tiling, and it is done by experienced roof tilers.

Most Melbourne roofs need both trades at some point, and plenty of single leaks involve both. A rusted valley iron under a tile roof is a plumber replacing the metal and a tiler lifting and re-laying the tiles either side. A skylight set by a tiler still needs its flashing done by a plumber. A storm that lifts a ridge cap and tears a sheet off the carport needs one visit, not two quotes from two companies who each blame the other.

The office works out which trade the job needs when you describe it on the phone, and sends the right person. If you would rather understand the split before you call, the roof plumber Melbourne page explains it in plain words. What you will not find on this site is a claim that one person does everything, because on a roof that is rarely true.

Brick veneer, weatherboard, period and estate: what fails on each

Melbourne housing has a few recurring patterns and the faults follow them. Post-war brick veneer with a concrete tile roof is the most common house we climb onto. The tiles outlast the mortar under the ridge caps by decades, so the typical job is rebedding and repointing, a handful of cracked tiles and a valley iron that has rusted through where leaves sat against it every autumn.

Weatherboard homes across the inner north and west usually carry a corrugated metal roof, sometimes original galvanised, sometimes replaced in Colorbond. Here the faults are fixings: screws that have backed out, rusted washers, laps that have opened, and wall flashings tucked behind boards that have rusted from the back. Period homes with slate or terracotta and hand-dressed lead flashings need matching materials and a tiler who has worked on them before, and their chimneys are a job for our chimney flashing repair team rather than this page.

Newer estate homes in the outer growth corridors fail differently. The roof is sound; the problem is everything added after it was built. A ducted heating flue, a bathroom exhaust cowl, a whirlybird, a solar conduit and an aerial mount, each pushed through by a different trade with a different flashing, and one of them leaking. Those roofs get every penetration checked in the one visit, not just the one over the stain.

Repair, not restoration: what this page does and does not sell

These pages are about repairs: finding the fault, fixing it, photographing it and leaving. If a roof is at the point where the whole surface needs re-coating, or where the tiles have gone porous from one end to the other, that is a restoration and it is a different conversation with a different scope. Our guide to roof restoration in Melbourne explains what that involves and when it is worth it. We will tell you honestly which side of the line your roof sits on, because a repair sold to a roof that needs restoring comes back as a call in six months.

The same honesty applies to cleaning. A moss-covered tile roof or a gutter full of silt is not a repair job, and our roof and exterior cleaning crews handle it. Where a clean uncovers cracked tiles or a rusted valley, the cleaning crew photographs it and the office books the repair, which is how a lot of our roof work starts.

Every repair comes with a free estimate over the phone, a firm price from the office before any work, and payment after the job. No call-out fee, 7 days a week, and the same before and after photos whether the job is one tile or a whole run of gutter.

Roofs rarely leak through the middle of a tile run. They leak at the joints and changes of material – where the roof meets a wall, where two slopes meet in a valley, at the ridge, around a vent or skylight, or where a blocked gutter backs water up under the tiles. That is where we look first.

Metal work – roofing sheets, flashings, valleys, gutters and downpipes – is roof plumber work. Tiles, ridge capping, bedding and pointing belong to a roof tiler. Many repairs need both, so we look at the whole roof and send the right trade rather than asking you to work out which one to call.

  • Experienced roof tilers for tile, ridge and pointing work
  • The whole roof looked over while we are up there, not just the spot over the stain

And the things we will not do

  • Seal over a rusted flashing or a cracked ridge and call it fixed
  • Sell a restoration to a roof that needs one tile
  • Send a tiler to a metal job or a plumber to a ridge
  • Charge a call-out fee to come and look at the roof
  • Quote a roof we have not discussed – the office confirms the firm price before any work
How it works

From a phone call to a dry ceiling

1. Describe the roof

Tile or metal, where the water shows up, and what changed. The office gives you a free estimate over the phone and sends the right trade.

2. Firm price, then a booking

The office confirms the price before any work and books a window that suits you, 7 days a week.

3. Photographed, then repaired

The fault is photographed, fixed, and photographed again. Anything else we find on the roof goes in the same report.

4. You see it, then you pay

You get both sets of photos and pay only after the job is done.

Straight answers

Roof repair questions, answered straight

Who fixes roof leaks in Melbourne?

It depends on what is leaking. Metal roofs, flashings, valleys and gutters are repaired by licensed roof plumbers. Cracked tiles and ridge capping are repaired by roof tilers. Tell the office what the roof is made of and where the water appears, and they send the trade the fault needs.

Can I claim roof repairs on insurance?

Only your insurer can answer that, and we never promise an outcome. What we give you is the before and after photos and a plain note of what the crew found, written the same way whether or not you intend to claim. If the damage followed a storm, the storm damage page explains the make-safe and the report; if it is a slow leak, the roof leak page explains how the cause is traced and recorded.

Do I need council approval for roof repairs in Victoria?

Like-for-like repairs, where the same material and finish go back, do not need a permit. Changing the roof material, such as replacing tiles with metal sheeting, does. Everything on this page is repair, so a permit is not part of the job.

How often should I have my roof checked?

After every serious storm, and otherwise every year or two, ideally in autumn before the winter rain. Most of the faults we repair started small and were visible from the roof months before a stain appeared on the ceiling. Our cleaning crews photograph what they see and pass it on.

Is it worth restoring an older tile roof or just repairing it?

If the tiles are sound and the faults are a few cracks, a rusted valley and tired pointing, repair. If the tiles have gone porous, the surface is flaking and every ridge has lifted, restoration is the honest answer. We tell you which on the day, with photos.

Why are roof repair quotes so different from each other?

Because they often describe different jobs. One quote reseals what is there, another replaces the failed metal, a third quotes the whole roof. Ask each one what exactly will be replaced and whether you will get photos. Our office gives a firm price for a stated scope before any work.

What should I tell the office when I call?

Three things: what the roof is made of (tile or metal), where the water or the damage shows up, and what changed – a storm, a new flue or solar panels, a gutter that started overflowing. A photo from the street or the ceiling helps but is not essential. That is enough for a free estimate over the phone and for the office to send the right trade.

What happens if you find more damage once you are on the roof?

We photograph it and tell you before doing anything about it. The firm price covers the scope the office confirmed; anything extra is a separate decision you make with the photos in front of you, never a surprise on the invoice.

Do you do chimney repairs as well?

Yes, through our chimney team rather than this page. Chimney flashing, crown repair, repointing and waterproofing all have their own pages under chimney services. If the leak is beside a chimney, tell the office and they will book the right crew.

Roof repairs Melbourne

FreshDuct repairs roofs across metropolitan Melbourne: roof leaks, flashings, skylights, valley irons, ridge capping, broken tiles, Colorbond and metal roofs, gutters, downpipes and storm damage. Metal and flashing work is carried out by licensed roof plumbers, tile work by experienced roof tilers. Free estimate over the phone, a firm price from the office before any work, payment after the job and photos before and after on every repair.

Roof leak repair and leak detection

A wet ceiling is the call we take most, and it has its own page because the fault behind it can be any of the nine repairs here. The job is to work out which one before anything is sealed: the roof space where it can be reached, then the roof, then the gutters. Once the cause is found the repair goes to the trade that owns it, and the roof leak repair page explains the process step by step.

Flashings, valleys, ridge capping and tiles

The parts that fail most on a Melbourne roof are the joins: wall and penetration flashings, the valley channel, the mortar under the ridge caps and the odd cracked tile. Each has its own page, its own trade and its own repair, from a re-dressed apron flashing to a new Colorbond valley to a full rebed and repoint.

Gutters, metal roofs and storm damage

Rusted Colorbond sheets, backed-out screws, sagging gutters, overflowing box gutters and the aftermath of a storm – lifted sheets, missing tiles, a branch through the roof. Licensed roof plumbers make the roof safe, repair the damage and hand you a dated photo report you can pass to your insurer, who makes the decision.
