One Suburb, One Chimney Design, Many Retrofits

Kaleen’s consistency works in our favour on chimney jobs the same way it does on ducting. The suburb was built over a compressed period to a limited range of designs, so the chimneys are largely alike: single flue, solid brick, positioned similarly on similar roof forms. We generally know what the flue will look like before the camera goes up, and we know which details on that design tend to give trouble.

What varies enormously is what has been done to them since. Some still have the original open fireplace. A large number had a slow-combustion wood heater fitted into the opening at some point over the following decades, with a steel liner run up inside the brick, and those retrofits were done across a span of years to varying standards. Others have been closed off entirely, and a few have been altered during extensions or second-storey additions in a way that changed how the termination sits relative to the roof.

So the flue and the masonry get assessed as two separate items, because they have separate lifespans and fail independently. A liner can be corroded through at a joint while the brickwork is perfect; a stack can be spalling badly at the crown while the liner inside it is sound. We camera the flue, photograph the stack, crown and flashing from the roof, and give you a condition and a recommendation for each.
