Warehouse Conversions Behind Cottage Streets

Braddon is one of the earliest gazetted parts of Canberra, and its street pattern still shows it: modest interwar and post-war cottages on generous blocks running back from Limestone and Girrahween, tucked behind what used to be a light-industrial and motor-trade strip along Lonsdale Street. That strip is now the most heavily converted piece of the inner north, full of hospitality fit-outs, studios and apartment blocks built into or on top of the old sheds.

Mechanically the two halves could not be less alike. The cottages carry retrofitted ducted heating pushed into roof spaces and subfloors that were never designed for it, with long runs, tight bends and access hatches in awkward places. The Lonsdale conversions carry new flexible ducting run through old shed structures, plus split systems working hard in rooms with a lot of glass and very little thermal mass. Both accumulate dust quickly, for opposite reasons: one because the ducting is old and leaky, the other because the building is new and still shedding.

We treat them as different jobs, because they are. On a cottage we camera the run, check for crushed and disconnected sections and clean the whole path including returns. In a conversion we go after the coil, the barrel and the drain tray first, since that is where the smell almost always is, and we photograph everything before and after either way.
