Holder sits on the western edge of Weston Creek against the reserve, and a substantial part of it was rebuilt after 2003. FreshDuct services the original homes and the rebuilds alike.
Reserve-edge block? Expect more organic debris in the outdoor unit than a street two suburbs in.
Holder occupies the western edge of the Weston Creek district, backing onto reserve and open ground on the outer side and running into the rest of the district on the other. It was built out in the 1970s and shares that generation’s brick housing, generous blocks and by now well-established planting. Like its neighbours it was significantly affected by the January 2003 fires, which the ACT Emergency Services Agency records as destroying about 500 homes across the Territory, and a meaningful share of the suburb dates from the rebuilding that followed.
Sitting on the reserve boundary produces a specific and easily overlooked problem. Bark, leaf, seed and fine organic debris come off the surrounding vegetation continuously and settle on roofs, in gutters and, most importantly for us, into the intake side of outdoor units. A condenser coil packed with organic matter cannot reject heat properly, so it runs longer and works its compressor harder through exactly the January afternoons when Canberra Airport averages a maximum near 30 degrees.
So a Holder job is genuinely two-sided. Inside, we camera the ducting, clean the runs, returns and vents, and deep-clean split-system coils and drain trays. Outside, we clear and clean the condenser, check the coil face, the mounts and the roof penetrations. In this suburb a real share of lost performance is sitting outside the house where nobody has looked in years, and it is straightforward to recover.
The things we look at first in a Holder home — based on the local housing, climate and systems people actually run.
Vegetation on the reserve boundary drops bark, leaf and seed onto roofs and into outdoor units year round. Coils fur up, capacity falls and the system compensates by running longer. Clearing the outdoor side belongs in the routine here.
Original 1970s ductwork and ducting installed during the post-2003 rebuilding sit on the same streets. They fail in different ways, so the assessment has to start with which one the house has rather than with the suburb.
Seventies roof spaces carry loose or settled insulation, and any split or open collar in a duct run pulls it into the airstream. Sealing the breach matters as much as cleaning the run.

A condenser packed with bark and leaf is one of the most common findings on a reserve-edge block, and one of the least often looked at. Nobody walks around the side of the house to inspect it.
Clearing and properly cleaning the coil is inexpensive work that makes an immediate, measurable difference to how hard the system has to run. We photograph the coil before and after so you can see it rather than take it on faith.
FreshDuct services Holder 7 days a week — original 1970s homes, post-2003 rebuilds and reserve-edge properties throughout the suburb.

On a reserve-edge block the outdoor unit is the first thing we check. Bark and leaf debris packs into the condenser coil and stops it rejecting heat, and the symptom inside is identical to a duct problem. It is common, cheap to correct and easy to miss because nobody looks behind the unit.
More often than the manual suggests, and at minimum before each summer. Where vegetation overhangs the unit directly it is worth checking twice a year. It is quick work and it directly affects how much cooling you get for the electricity you are paying for.
