Prefabricated Flues and the Details That Matter

The manufacturer specifies minimum clearances to combustible framing, and those are not always respected during installation or after later ceiling work. The flue passes through the roof via a flashing kit whose seals age, and once they do it becomes a direct water path into the roof space. And a heat shield or ceiling penetration that was compliant at installation can be compromised by insulation added later.

So an inspection here is as much about the assembly as about the soot. We sweep the full run, check that sections are correctly seated, verify clearances to combustibles at the ceiling penetration, and inspect the roof flashing kit from outside. Photographs of each, including the roof penetration, which is the part of the system nobody ever sees and the part most likely to be quietly leaking.
