Ducted reverse cycle not keeping up?

Ducted air conditioning service in Melbourne: roof unit, outdoor unit, zones and ducts

A ducted system hides most of itself: the fan coil and drain tray sit in the roof, the ducts snake across the ceiling, and all you see is a controller and some vents. We go up into the roof space and out to the outdoor unit, check every zone, and find out why the house is not as comfortable as it should be. If something needs fixing, the technician inspects and quotes before any work, and you approve first.

Signs your ducted air conditioning needs a technician

Any one of these is worth a call. They rarely fix themselves.

One or two rooms never get cool while the rest of the house is fine
A brown ring or a sag in the ceiling near the manhole or under the roof unit
The wall controller shows a fault code or will not change zones
Strong airflow at the vents but the air is barely cooler than the room
A rattle, hum or whistle from the ceiling when the system starts
The return air grille is grey with dust and the filter has never been changed

Five places a ducted system goes wrong

The return air filter. Most systems draw all their air back through one or two grilles, usually in a hallway ceiling. A clogged filter starves the fan coil, so cooling weakens and the coil can ice over. The fan coil in the roof. The indoor coil, blower and drain tray live in the roof space, out of sight, and a Melbourne roof space on a summer afternoon is a harsh place for them to work. The zone dampers. Small motors open and close each zone; when one sticks, a room goes cold, hot or dead. The ducts. Flexible ducts get crushed, split or knocked off their outlets. The outdoor unit and controller. A blocked condenser, a failed fan or a lost signal between controller and unit stops the lot.

Our guide on why a ducted reverse cycle is not cooling covers the symptoms one by one.

Water on the ceiling: the condensate tray

In cooling mode the fan coil pulls water out of the air, and that water drains from a tray through a pipe to the outside, sometimes with a small pump. When the drain blocks with slime, or the tray cracks or corrodes, the water has nowhere to go but the plasterboard. The first sign is usually a brown ring on the ceiling. If you see one, turn the cooling off at the controller and book a visit. A service flushes the drain, tests any pump, and checks the tray and any safety tray underneath.

Zones, controllers and uneven rooms

A room that never gets cool is usually one of three things: a zone damper motor that has stopped, a controller that is not telling it to open, or a duct that has come off in the roof and is cooling the roof space instead. We drive each zone open and closed from the controller and check airflow at the outlets. Our guide to ducted aircon zoning explains how the dampers work. A disconnected, crushed or torn duct is fixed through our duct repair and replacement service, and leaking joints are worth sealing: see duct sealing.

Service, clean, repair or replace

A service keeps the machine running. If the ducts and vents are lined with dust, that is a separate job: our air duct cleaning, ducts from $299 per system, cleans the ductwork itself. A failed part, such as a fan motor, sensor, zone motor or board, is a repair: the technician inspects and quotes before any work, and you approve first, the same way as our air conditioner repairs. Low refrigerant means a leak, found and repaired before any recharge. When the system is old and parts are hard to find, a replacement can make more sense, and our ducted reverse cycle air conditioning page covers new systems. If your cooling is an add-on coil on a gas ducted heater, the heater side is covered by our ducted heating repairs team.

How zoning works, and why one dead zone matters

One unit in the roof feeds every room, but zone dampers in the ducts open or close each area from the wall controller, so the bedrooms can sit off while the living area and upstairs run. You heat or cool the rooms you are using, not the whole house.

What you actually get

What a ducted air conditioning service includes

Each item below is part of the service visit. Repairs and duct work are quoted separately and only go ahead once you approve them.

Included as standard

  • Return air filter checked and cleaned, or a replacement quoted if it is past cleaning
  • Fan coil in the roof inspected: coil, blower and fan motor
  • Condensate tray, drain line and any pump flushed and tested
  • Every zone driven open and closed from the wall controller
  • Supply air temperature checked at the outlets in each zone
  • Outdoor unit coil cleared, fan checked, electrical connections inspected
  • Refrigerant pressures checked by a licensed refrigeration technician when the symptoms call for it
  • Controller fault codes read, with photos from the roof space

And the things we will not do

  • Leave you guessing about what is in the roof

  • Call a duct clean a service, or a service a duct clean
  • Start a repair before you have approved the quote

Straight answers

Ducted air conditioning questions, answered plainly

How much does a ducted air conditioning service cost?

It depends on the size of the system, the number of zones and how easy the roof space is to reach, so the office gives you a free estimate over the phone. Repairs are quoted separately before any work. There is no call-out fee.

How often should ducted reverse cycle be serviced?

Once a year for most homes, ideally in spring before the cooling season. Clean or replace the return air filter more often than that, every few months in a dusty house.

There is a water stain on my ceiling. Is it the air conditioner?

If it is near the roof unit or along the drain route, very likely. Turn the cooling off at the controller and book a visit. The drain or tray is usually the cause.

Why is one zone not cooling?

Usually a zone damper motor that has stopped, a controller fault, or a duct that has come loose in the roof. We test each zone and check the duct runs to find which one.

My controller is showing an error code. What does it mean?

Codes differ by brand and model. Note the code and the brand when you book, and the technician reads it on the day and tests the part it points to.

Is duct cleaning part of the service?

No. The service covers the machine, the filter, the drain and the zones. Cleaning the ductwork is a separate job, with ducts from $299 per system.

Which ducted brands do you work on?

The ducted reverse cycle systems common in Melbourne homes, including ActronAir, Daikin, Fujitsu, Mitsubishi Electric, Panasonic and Samsung.

What do you need from me on the day?

Clear access to the manhole and the outdoor unit, and the controller where the technician can reach it. Payment happens after the job.

Worth knowing

The detail, for people who like detail

Ducted reverse cycle service Melbourne

Ducted air conditioning repairs

When a ducted system stops cooling, leaks or throws a fault code, the technician finds the cause and quotes it first. Nothing goes ahead without your approval.

Ducted heating and cooling, one system

Reverse cycle ducted heats as well as cools, so an autumn check in heating mode catches the faults that would otherwise turn up on the first cold night.
