Why Sydney bathrooms and kitchens behave differently

Sydney’s problem is humidity, and it does not switch off in winter. Air that is already carrying moisture cannot absorb much more, so a shower in a Sydney bathroom leaves the room wet for longer than the same shower in a drier city – and an underperforming fan has far less margin before mould appears.

The second factor is density. A huge share of Sydney bathrooms sit in apartments with no window at all, extracting through a shared riser that serves the whole stack. When that riser or its roof fan is neglected, every apartment above it loses extraction at once – which is why so many of our Sydney callouts end up being building problems, not unit problems. We service single apartments and whole blocks.

Why the mould keeps winning (it is not your cleaning)

Mould needs two things: spores, which are everywhere and always will be, and moisture. You cannot remove the spores. You can absolutely remove the moisture – and that is the entire game. A bathroom that dries within minutes of a shower cannot sustain mould growth, no matter how little you scrub.

Every shower releases litres of water as steam. In a bathroom with working extraction, that steam is outside the building before it condenses. In a bathroom with a dead, undersized or roof-venting fan, it soaks into the coldest surfaces – ceiling paint, grout, silicone, window frames – and the colony you killed last month rebuilds on schedule.

This is why mould treatment alone is a subscription, not a solution. Kill the mould without fixing the airflow and you have booked yourself the same job again in six weeks.

The FreshDuct order of operations: airflow, then treatment

Step one: make the steam leave. The $99 inspection tests what your fan actually extracts, checks the duct run and where it discharges, and takes moisture readings. The fix might be a deep clean of a dust-strangled fan, a repair, a properly sized replacement from $250 complete, or ducting a roof-venting fan to the outside where it should have gone in the first place.

Step two: treat what the moisture built. With the cause gone, our mould remediation team treats ceilings, walls, grout and silicone properly – not a bleach wipe, an actual remediation with the moisture source verified dead so the work holds.

Why does mould keep coming back after I clean it?

Because cleaning removes the colony, not the conditions. The moisture that built the first colony is still arriving with every shower, so regrowth is just a schedule. Fix the extraction and the regrowth stops having the water it needs.

Is bathroom ceiling mould dangerous?

Mould in living spaces is a health concern – particularly for children, older people, and anyone with asthma or allergies. It is also a tenancy and pre-sale issue. Either way it is a moisture problem before it is anything else, and the moisture is fixable.

My fan runs during showers. Why do I still get mould?

Running is not extracting. If the mirror stays fogged with the fan on, the fan is failing the only test that matters. Dust load, an undersized unit, a crushed duct or a roof-cavity discharge are the usual culprits – the $99 inspection identifies which.

What does venting into the roof cavity mean, and why is it bad?

Some fans blow the steam straight into the space above your ceiling instead of through a duct to the outside. The moisture then condenses on roof timbers and insulation – mould you cannot see, above the room you just fixed. We re-duct these to a proper outside discharge.

Can you treat the mould as well as fix the fan?

Yes – that is the point of this page. FreshDuct runs a dedicated mould remediation service, so the same booking covers the ventilation fix and the proper treatment of ceilings, walls, grout and silicone.

Will a dehumidifier solve it instead?

A dehumidifier fights the symptom continuously, at power cost, forever. A working exhaust fan removes the steam at the source in minutes, automatically, every shower. Extraction first; dehumidifiers are a supplement, not a fix.

Is this a rental problem or a tenant problem?

Persistent mould from inadequate ventilation is a property problem. Landlords and agents book us for exactly this: fix the extraction, remediate the mould, document both with photos for the file.

What will it cost to fix?

The inspection is $99. If the fan needs replacing, complete like-for-like jobs start at $250. Re-ducting and new installations run $550 to $1,200 complete. Mould remediation is quoted after assessment – always firm, always before work starts.

How fast does the bathroom improve?

Immediately. With real extraction the mirror clears in minutes and surfaces dry the same hour. Existing staining still needs treatment, but the cycle that created it is broken from the first shower.

We just wiped it all off and repainted. Good enough?

If the ventilation is fixed – possibly. If not, paint is temporary wallpaper for the same problem, and mould happily grows through or behind it. Fix the airflow before spending on paint.
