Sound familiar?

Is your home telling you the fan has given up?

Tick two or more and it is time to book — every one of these gets worse, never better, on its own.

The bathroom mirror stays fogged long after a shower
Black mould keeps returning to the ceiling or grout no matter how often you scrub
The fan runs but a sheet of toilet paper will not stick to it – no real suction
Rattling, humming or grinding from the ceiling when the fan runs
Musty smell in towels, in the bathroom, or drifting into the hallway
Cooking smells hang around for hours even with the rangehood on
Paint peeling or bubbling on the bathroom ceiling
The fan stopped working entirely – or was never installed in the first place

Why Perth bathrooms and kitchens behave differently

Perth adds a factor most cities do not: salt. Coastal air corrodes the metal parts of an exhaust system – motor housings, fixings, and especially the backdraft damper at the discharge. A seized, corroded damper is one of the most common causes of both the flapping noise and the lost airflow we find in suburbs near the coast.

Perth’s long hot summers also mean bathrooms and laundries get used hard with the house shut up against the heat, while limestone and brick construction keeps interior surfaces cool enough to condense steam. Extraction that leaves the building is the fix; recirculating the same moist air around the house is not.

Why exhaust fans are the most underrated system in your home

Every shower pushes litres of water into the air as steam. Every fried dinner releases grease vapour. That moisture and grease has exactly two options: get extracted outside, or settle into your ceilings, walls, wardrobes and lungs. The exhaust fan is the only thing standing between the two – and it is usually the least maintained appliance in the house.

A fan that has quietly lost its suction does not announce itself. It just lets the bathroom stay damp a little longer each month, until one day there is mould on the ceiling, the paint is lifting, and the bedroom next door smells musty. By the time you can see the problem, the fan has usually been underperforming for years.

FreshDuct treats ventilation as one system. The same team that cleans your ducts and treats mould also services, repairs, replaces and installs exhaust fans – so you get one diagnosis and one fix, not three trades blaming each other.

Cleaning, repair or replacement – which one do you need?

Cleaning is the answer when the fan spins strongly but the grille and blades are furred with dust, or airflow has faded gradually. Years of lint and dust can cut a fan’s extraction dramatically – and a clogged fan motor runs hot, which shortens its life. Our deep clean covers the grille, blades, housing and accessible ducting.

Repair makes sense when the fan has stopped, hums without spinning, rattles, or trips a switch – and the unit itself is worth saving. Our technicians diagnose on the spot and tell you honestly whether a repair will last.

Replacement wins when the motor is worn out or the fan was always too small for the room. A like-for-like swap where wiring and ducting already exist starts from $250 as a complete job – typically $280 to $480 depending on the fan you choose. We only recommend it when repair genuinely is not worth your money, and we will say so plainly either way.

What you actually get

What the visit actually involves

No mystery, no upsell script. This is what a FreshDuct exhaust visit covers, start to finish.

Included as standard

  • A real airflow test – we measure what your fan is extracting, not just whether it spins
  • The grille removed, and the blades, housing and motor cleaned properly – not wiped from below
  • The duct run traced as far as access allows, checking for crushes, disconnections and blockages
  • The outside discharge point checked – the part almost nobody looks at, and a common cause of dead airflow
  • A verdict in plain English: clean, repair, replace, or nothing needed
  • Before and after photos, sent to you, on every single job
  • The room left clean – drop sheets down, dust vacuumed, everything back where it was
  • A firm price agreed before any work starts, and payment only once it is done

And the things we will not do

  • Spring a surprise cost on you – fans are priced from an inspection or your photos, and if what we find changes the number, you hear it and approve it before we go further
  • Sell you a new fan when a clean would have restored the airflow
  • Vent a fan into your roof cavity because it is faster than ducting it outside

Straight answers

Exhaust fan questions, answered straight

How do I know if my exhaust fan is actually working?

The classic test: hold a single sheet of toilet paper up to the running fan. A healthy fan pins it to the grille. If it flutters or falls, the fan is moving air in name only – dust load, a tired motor or blocked ducting is robbing the suction.

How much does it cost to replace a bathroom exhaust fan in Perth?

A like-for-like replacement, where the wiring and ducting already exist, starts from $250 as a complete supply-and-install job and typically lands between $280 and $480 depending on the fan. Installing a fan in a brand-new location, with wiring and ducting to the roof or eave, generally runs $550 to $1,200. Always a firm quote before work starts.

Can you just clean my fan instead of replacing it?

Very often, yes. If the motor is healthy, a deep clean of the grille, blades and housing restores most of the lost airflow – and we will tell you honestly when cleaning is all it needs.

Why does my bathroom get mould even though the fan runs?

Usually one of three reasons: the fan has lost suction to dust load, it is too small for the room, or it vents into the roof cavity instead of outside – which just moves the moisture problem above your ceiling. We diagnose which on the spot.

Do you install fans where there has never been one?

Yes. New-location installations – including bathrooms with no window, ensuites, laundries and toilets – include the full duct run to the roof or eave, so the moist air genuinely leaves the building rather than moving upstairs.

Will the job make a mess?

No. We work off drop sheets, vacuum as we go, and the room is left as we found it minus the dust. Ceiling work is the messy part and it is exactly the part we contain – most customers cannot tell we were there apart from the airflow.

Do you service apartments and rentals?

Yes – single apartments, whole blocks for strata and owners corporations, and rental properties for landlords and agents, with documentation and photo reports for compliance records.

How long does an exhaust fan job take?

A clean or straightforward repair usually takes under an hour on site. A like-for-like replacement is typically one to two hours. New installations depend on wiring and duct runs – we tell you before we start, not after.

Which fan brands do you install and service?

All the majors available in Australia. We recommend a fan sized to the room – extraction capacity matters far more than brand – and we will never upsell a bigger unit than the room needs.

What areas do you cover?

All metropolitan Perth, 7 days a week, plus a full exhaust fan service in Sydney. Same-day slots are available most days.

Do you also handle the mould the failed fan caused?

Yes – that is the advantage of one company. The ventilation gets fixed so the cause is gone, and our mould remediation team treats the ceiling, walls or grout so it does not simply grow back.

Why not just get a handyman to swap the fan?

A handyman can hang a fan. The question nobody else asks is whether the fan was the problem – because a crushed duct, a blocked discharge or a fan half the size the room needs all look identical from below. We test the airflow first, so you do not pay for a new fan that changes nothing.

Worth knowing

The detail, for people who like detail

Exhaust fan services across every Perth suburb

FreshDuct runs exhaust fan cleaning, repair, replacement and installation across all metropolitan Perth, 7 days a week – from Joondalup to Armadale, Ellenbrook to Mandurah. Same-day slots are available most days, and every job ends with before and after photos so you can see exactly what was done. Suburbs we cover include Fremantle, Joondalup, Subiaco, Cottesloe, Scarborough, Morley, Armadale, Rockingham, Mandurah, Canning Vale, Applecross, Claremont, Hillarys, Ellenbrook and everywhere between.

One team for the whole ventilation system

Exhaust fans do not fail in isolation. Blocked ducting, a clogged discharge point or an undersized fan all produce the same symptom: damp that will not leave. Because FreshDuct also cleans ductwork, treats mould and services dryer vents and rangehoods, our technicians diagnose the system, not just the appliance – so you get one answer instead of three trades pointing at each other.

Honest pricing, published before we knock

Fan replacement from $250 complete. New-location installations $550 to $1,200 depending on wiring and duct runs. Inspections $99. No call-out fee, a firm quote before any work starts, and payment only after the job is done. If a no-cost fix is the right answer – a blocked grille, a switched-off isolator – we tell you that too.

The fastest way to a healthier bathroom

Mould sprays and squeegees treat symptoms. Working extraction removes the cause: the moist air itself. If your bathroom fogs up and stays fogged, the highest-value hour you can spend on your home this month is the one where a technician restores real airflow to that room.
